I get this question all the time, and it's one of my favorite conversations to have. Buyers tell me they want the Hill Country lifestyle, but they're not sure whether Dripping Springs, Bee Cave, or Lakeway  is the right fit.


I've spent more than a decade helping buyers and sellers throughout Dripping Springs, Bee Cave, Lakeway, and the surrounding Hill Country. In many cases, I can tell within one conversation which community is likely to feel like home.


By the end of this post, you'll probably know too.


Whether you're relocating to Austin, moving from another part of Central Texas, or simply trying to decide where to put down roots, Dripping Springs, Bee Cave, and Lakeway are consistently among the area's most desirable communities. While they're all located west of Austin and share beautiful Hill Country scenery, each offers a very different mix of lifestyle, schools, commute, home styles, and overall feel. This guide will help you compare them side by side so you can confidently decide which community best fits your goals.

Location & Commute

Bee Cave is the good choice if commuting to Downtown Austin is your top priority. Located at the intersection of Highway 71 and RR 620, it offers one of the most convenient routes into the city. The completion of the Oak Hill "Y" improvements has reduced congestion for all three communities, making the drive more predictable than it was just a few years ago. In light traffic, downtown is typically about 30 minutes away. The Hill Country Galleria, restaurants, grocery stores, and everyday conveniences are all nearby, making it easy to accomplish most errands without leaving the area.

Bee Cave also has an advantage for frequent travelers. With direct access to Highway 71, reaching Austin-Bergstrom International Airport (AUS) is generally quicker and more straightforward than from Lakeway, making it an attractive option for professionals who travel often.


Lakeway offers a slower pace of life, but it comes with the longest commute of the three communities. Situated farther west along RR 620 on the shores of Lake Travis, expect a typical drive of 35 to 50 minutes to Downtown Austin, depending on traffic and your destination. Many of my clients who choose Lakeway work remotely, have offices in West Austin, or only commute downtown a few days each week. While RR 620 can become a bottleneck during peak hours, many residents use Southwest Parkway, RM 2222, or Highway 71 depending on traffic conditions. One of the biggest lifestyle shifts for many Lakeway residents is that they simply don't need to leave the area very often. Shopping, dining, healthcare, golf, and lake recreation are all close to home.


Because of its location farther west, Lakeway also has the longest drive to Austin-Bergstrom International Airport of the three communities. While still manageable, it's something to consider if you travel frequently for work or family.


Dripping Springs offers one of the best balances of Hill Country living and Austin accessibility, especially in the eastern 78737 corridor. Depending on where you live, the drive to Downtown Austin is typically 30 to 45 minutes in normal traffic. The Oak Hill "Y" improvements have shortened commute times, although rush hour congestion has shifted farther west along Highway 290. TxDOT continues to evaluate long-term improvements, including plans to widen portions of the corridor. Local connector roads have also improved traffic flow within Dripping Springs, though the intersection of Highway 290 and RR 12 can still create delays for neighborhoods west of town.


One advantage many buyers overlook is the eastern side of the Dripping Springs market along the 78737 corridor, what I like to call "Hill Country Light." Communities like Highpointe, Parten Ranch, Hawk Ridge, Reunion Ranch, Belterra, Ledgestone, Saratoga Hills, Polo Club, Sunset Canyon, Goldenwood and neighborhoods, many near RM 1826, often provide noticeably shorter commutes while still offering the Hill Country lifestyle and access to highly rated Dripping Springs ISD schools. RM 1826 is a popular alternative route into Austin, although it remains a two-lane road and can slow during peak travel times, particularly near Nutty Brown Road.


For buyers who travel frequently, eastern Dripping Springs is also one of my favorite recommendations. Access via Highway 290 and SH 71 typically makes the drive to Austin-Bergstrom International Airport (AUS) easier than from Lakeway, while still providing the space, scenery, and lifestyle that draw so many people to the Hill Country.


My Take on Commute

Choose Bee Cave if your commute is the top priority.With the shortest drive to Downtown Austin, convenient access to Austin-Bergstrom International Airport, and everyday shopping and dining just minutes away, it's the easiest place to balance work and life.


Choose Lakeway if your lifestyle matters more than your commute.If boating, golf, lake views, and a resort atmosphere are at the top of your list, the extra drive is often well worth it. Many residents find they simply don't need to leave the area very often.


Choose Dripping Springs if you want the best balance of Hill Country living and Austin convenience.Especially in the eastern 78737 corridor, you'll find highly rated schools, beautiful scenery, newer master-planned communities, and a commute that's often shorter than buyers expect, making it one of the smartest long-term lifestyle choices in the Austin area.


Schools

For many families, schools are the deciding factor when choosing between Bee Cave, Lakeway, and Dripping Springs. The good news? There really isn't a bad choice. Both Dripping Springs ISD and Lake Travis ISD are destination districts that consistently attract families relocating to the Austin area for their strong academics, extracurricular programs, and community involvement.


Dripping Springs ISD

Dripping Springs ISD serves most of Dripping Springs and much of the 78737 corridor. It is consistently recognized as one of the top-performing public school districts in Central Texas and continues to grow alongside the community. Today, the district includes 8 elementary schools, 2 middle schools, and 1 high school, with a second high school recently approved to accommodate projected enrollment growth and better balance attendance zones across the district. The new school, Driftwood Springs High School, home of the Tigers, is planned to serve eastern Dripping Springs as the district continues to expand. The district also describes itself as a "destination district," reflecting its focus on attracting and supporting families through high-quality academics, programs, and student opportunities.

Lake Travis ISD

Lake Travis ISD serves Bee Cave, Lakeway, and surrounding communities. The district currently includes 7 elementary schools, 2 middle schools, and 2 comprehensive high schools, giving families multiple attendance areas while maintaining the district's outstanding reputation. Lake Travis ISD is well known for strong academics, championship athletic programs, fine arts, and college preparation, making it one of the most sought-after school districts in the Austin area.


What Buyers Need to Know

One of the biggest misconceptions I hear is that buying in a particular city automatically means you'll attend a certain school. That's not always the case. School district and attendance boundaries frequently change as communities grow, new campuses open, and enrollment shifts. Even homes on the same street can sometimes be zoned differently.


That's why I encourage buyers not to choose based solely on district rankings. Visit the campuses, think about your family's daily routine, consider extracurricular opportunities, and verify the attendance zone for the specific home you're purchasing. I confirm current attendance boundaries for every client because those lines can and do change over time.



Lots, Land and Housing

This is where these three communities really begin to feel different. Your ideal home and lifestyle may point you toward one long before price or commute do.


Dripping Springs

Dripping Springs is the land play. If you've always dreamed of room to spread out, this is where you'll find it. Properties range from neighborhood homes on manageable lots to 1 to 25+ acre estates, ranches, horse properties, and unrestricted land. It's the place for custom homes, barndominiums, workshops, RV barns, gardens that somehow keep getting bigger, chickens, horses, and plenty of privacy. If your goal is to look out your window and see Hill Country views instead of your neighbor's back patio, Dripping Springs delivers.


That doesn't mean acreage is your only option. Master-planned communities such as Headwaters, Caliterra, Parten Ranch, Double L Ranch, Cannon Ranch, Big Sky Ranch, and Village Grove offer newer homes, community amenities, walking trails, and beautiful Hill Country scenery on smaller, more manageable lots.


Bee Cave

Bee Cave is all about newer luxury living with convenience. Most homes were built in the last 15 to 20 years and are located in thoughtfully planned communities with sidewalks, neighborhood amenities, and easy access to shopping, dining, and outdoor recreation.


Popular neighborhoods include Bella Colinas, Falconhead, Sweetwater, Spillman Ranch, Terra Colinas, Provence, and Lake Pointe, each offering its own blend of amenities, home styles, and access to Lake Travis ISD.


Lot sizes are generally suburban, though you'll also find larger custom homes and luxury estates in communities like Spanish Oaks, The Uplands, and The Homestead.


If you want a newer home with modern floor plans, less maintenance, and quick access to restaurants, retail, and Austin, Bee Cave is an excellent fit.


Lakeway

Lakeway offers the greatest variety of home styles. You'll find everything from original 1970s homes shaded by towering live oaks to beautifully remodeled custom homes, luxury golf course estates, lock-and-leave condos, and spectacular waterfront properties on Lake Travis.


Popular neighborhoods include Rough Hollow, Flintrock Falls, Flintrock at Hurst Creek, The Hills of Lakeway, Serene Hills, Arbolago, Cardinal Hills, Edgewater, Lohman's Crossing, and Old Lakeway, each offering its own blend of home styles, amenities, and access to golf, trails, or the lake.


Many neighborhoods feature larger, mature lots that would be difficult to replicate today, giving homes a sense of character that's harder to find in newer communities. If boating, lake views, or water access are high on your wish list, Lakeway is the clear winner.


My Take

If you want land, privacy, and room to build your dream lifestyle, choose Dripping Springs.


If you want new construction, luxury neighborhoods, and everyday convenience, Bee Cave shines.


If you want established neighborhoods, mature trees, golf, or lakefront living, Lakeway offers the most variety.


The best part? There isn't a wrong answer. It simply comes down to whether your dream home starts with acreage, convenience, or the water.


Lifestyle & Weekends

This may be my favorite category because it's where each community develops its own personality.


Dripping Springs

Weekends in Dripping Springs are all about slowing down and enjoying the Hill Country. You might start your Saturday at the farmers market, spend the afternoon exploring wineries or distilleries along the famous 290 Wine Trail, grab lunch on a patio with live music, then cool off at Hamilton Pool or Pedernales Falls. As the sun sets, neighbors gather around backyard fire pits while the stars begin to appear.


Dripping Springs was the first International Dark Sky Community in Texas, and it's one of those things you don't fully appreciate until you experience it. On a clear night, the stars can be absolutely breathtaking.


Bee Cave

Bee Cave offers the most convenience and the easiest blend of suburban living with city amenities. A typical weekend might include brunch, shopping at the Hill Country Galleria, catching a movie, hiking the nearby preserves, or meeting friends for dinner before heading into Austin for a concert or sporting event.


You're also just minutes from Lake Travis, giving you the flexibility to spend the morning on the water and the evening downtown. If you like having options and staying connected to Austin's energy, Bee Cave is hard to beat.


Lakeway

In Lakeway, life revolves around Lake Travis. Weekends often mean boating, paddleboarding, kayaking, or meeting friends at a lakeside restaurant before watching the sunset over the water. Golf is woven into the community with multiple championship courses, and the city's extensive trail system, parks, tennis, pickleball, and marinas make it easy to stay active year-round.


Even for full-time residents, Lakeway never completely loses its vacation feel. It feels like a place people come to unwind, and many residents say that's exactly why they never want to leave.


My Take

If your ideal weekend includes wine, wide-open spaces, and Hill Country sunsets, you'll probably fall in love with Dripping Springs.


If you enjoy restaurants, shopping, and being close to everything Austin has to offer, Bee Cave is a great fit.


If your happy place is on the water or on the golf course, Lakeway delivers a true resort lifestyle every day.


Taxes, Utilities, and the Fine Print

A few practical differences I walk every buyer through:


These aren't the most exciting topics, but they're often the ones that have the biggest impact after closing. They're also some of the areas where having a local expert can save you from costly surprises.


Property Taxes

Property tax rates vary significantly based on the city, county, MUD or PID assessments, and whether a property qualifies for exemptions. Two homes with the same purchase price can have very different monthly ownership costs.


One advantage you'll find more often in Dripping Springs is the opportunity for agricultural and wildlife exemptions on qualifying acreage. These exemptions can dramatically reduce annual property taxes, but they come with specific requirements and management practices. If you're considering land, we'll discuss what's in place today and what it takes to maintain those exemptions after closing.


Utilities

Utility setups are another area where these communities differ.

In Bee Cave and Lakeway, most homes are served by municipal or MUD water and sewer systems, creating a more traditional suburban utility experience.


In Dripping Springs, many homes, especially those on acreage, rely on private wells and septic systems. While that may sound intimidating to first-time buyers, it's simply a different way of living. During the buying process, I help clients evaluate well production, water quality, septic inspections, maintenance history, and any future considerations so there are no surprises after move-in. While some buyers initially see wells and septic systems as intimidating, many longtime Hill Country residents actually prefer the independence they provide.


It's also important to understand who provides utilities for the property you're buying. Dripping Springs has a mix of city utilities, private water supply corporations, MUDs, and private well and septic systems. In 2026, the City of Dripping Springs approved wastewater rate adjustments for customers served by the city's wastewater system to support long-term infrastructure improvements and rising operating costs. Not every property is affected, but it's a great reminder that utility providers and monthly costs can vary significantly from one neighborhood to the next.


Restrictions & HOAs

Every buyer has a different comfort level when it comes to restrictions.

All three communities offer neighborhoods with homeowners associations that maintain community standards and amenities. But if your dream includes building a workshop, keeping animals, parking an RV, or simply having more freedom to use your property as you choose, Dripping Springs also offers many opportunities for lightly restricted or even unrestricted land.


That said, not every property in Dripping Springs is unrestricted. Some acreage communities have surprisingly detailed architectural guidelines, while some neighborhoods in Bee Cave and Lakeway are more flexible than buyers expect. That's why I always encourage clients to read the deed restrictions before falling in love with a property.


My Take

These details rarely make the listing photos, but they can have a major impact on your budget and lifestyle. Before you buy, make sure you understand the property's tax rate, utility setup, restrictions, and long-term ownership costs. It's one of the most important conversations we have during the home search.


Home Prices & Value (2026)

This is the question everyone asks first: "Which one is more expensive?"

The honest answer? It depends on what you're looking for.


All three communities offer homes from the $500,000s into the multi-million-dollar luxury market, but what your budget buys can look very different depending on the location and property type.


Dripping Springs

Dripping Springs often provides the best value for buyers seeking land. As you move farther west, your dollar typically stretches further, especially if acreage is high on your wish list. Whether you're looking for five acres, twenty-five acres, or a custom ranch estate, Dripping Springs offers opportunities that are increasingly difficult to find closer to Austin.


Bee Cave

Bee Cave tends to command a premium for location and convenience. Buyers are paying for newer homes, proximity to the Hill Country Galleria, excellent access to Austin, and highly desirable neighborhoods. Luxury communities like Spanish Oaks push prices well into the multi-million-dollar range, while newer master-planned communities offer a wide variety of move-in ready options.


Lakeway

Lakeway offers tremendous variety. Entry-level condos, established neighborhoods, golf course communities, luxury custom homes, and Lake Travis waterfront estates all exist within the same city. Waterfront properties and homes with exceptional lake views represent some of the highest-priced real estate in the region, while older neighborhoods can provide excellent opportunities for buyers willing to renovate.


My Take

City-wide averages only tell part of the story.


A home in Headwaters has very little in common with a ranch on 20 acres. A Lakeway condo isn't comparable to a waterfront estate. Bee Cave neighborhoods can vary dramatically depending on age, amenities, and proximity to the Galleria.


That's why I rarely rely on averages alone. When my clients are deciding between communities, I compare the specific neighborhoods they're considering, recent sales, days on market, inventory levels, and current negotiating leverage. Those numbers paint a much more accurate picture than city-wide statistics ever will.

Choose Bee Cave if...You want the best balance of Hill Country beauty and city convenience. You'll enjoy newer homes, an easy commute to Austin, shopping and restaurants just minutes away, and quick access to everything from concerts downtown to a day on Lake Travis.


Choose Lakeway if...Your lifestyle revolves around the water. Whether it's boating, golf, pickleball, lake views, or simply feeling like you're on vacation year-round, Lakeway offers a resort atmosphere that's hard to replicate anywhere else in Central Texas.


And if you're torn...

Don't overlook the 78737 corridor.

It's one of my favorite areas to recommend because it truly gives buyers the best of both worlds. Communities like Headwaters, Highpointe, Reunion Ranch, Parten, and Big Sky Ranch offer Dripping Springs ISD, beautiful Hill Country scenery, newer homes, and a commute that's noticeably easier than many buyers expect. I often call it "Hill Country Light" because you get much of what people love about Dripping Springs while staying remarkably connected to Austin.

Value depends on what you're looking for. Dripping Springs often provides the best value if your priorities include acreage, privacy, or custom homes. The 78737 corridor is the eastern portion of the Dripping Springs market, including communities like Headwaters, Highpointe, Reunion Ranch, Parten Ranch, Belterra, Heritage Oaks, Ledgestone, Estates of Sawyer Ranch, Bear Creek, Big Country, Goldenwood, Hawk Ridge, Key Ranch, Hills of Texas Estates, Polo Club, Saratoga Hills, Sunset Canyon, Skyridge, Friendship Ranch, and the Hills of Texas. I often refer to it as "Hill Country Light" because buyers enjoy Dripping Springs ISD, beautiful scenery, newer homes, and a commute that's often easier than expected. For many relocating families, it offers one of the best combinations of lifestyle, schools, and convenience in the Austin area.


Should I choose Dripping Springs ISD or Lake Travis ISD?

Both districts consistently rank among the best in Central Texas and attract families from across the region. Rather than focusing only on rankings, I encourage buyers to consider attendance boundaries, extracurricular programs, daily commute, and the neighborhoods that fit their lifestyle. The right school district is often the one that best supports your family's overall goals.


Which Hill Country community is best for retirees?

That depends on the lifestyle you're looking for. Buyers who want golf, boating, and low-maintenance living often gravitate toward Lakeway. Those looking for more land, privacy, and peaceful surroundings frequently choose Dripping Springs. Bee Cave appeals to retirees who want luxury homes with convenient access to healthcare, shopping, restaurants, and Austin's cultural amenities.


Final Thoughts
